We did the homework before quoting

Every website below was opened, read and measured. Every price below is benchmarked against what agencies actually charge in India in 2026. Nothing here is aspirational — it is a diagnosis followed by a plan.

We audited what is live

Four sites, page by page: what they say, what a stranger sees in three seconds, and where they lose the visitor. Findings are quoted directly.

We priced against the market

Rates pulled from named Indian agencies and 2026 published benchmarks — brand, web, SEO, paid, social, content, AI voice and agent staffing.

We tied it to money

Every line item maps to a number in your business: a site visit, a signed lease, a listing, an agent, or a qualified investor enquiry.

02 — The audit

What we found on your four sites

Verified live, October 2026. Direct observations, not assumptions.

🚨 Blocker — leasebuysell.in and tropicalrootsrealty.com are invisible to search engines.

Both return 404 on /robots.txt and /sitemap.xml — there is no crawler instruction file and no URL list anywhere. Every property page you have ever built is, for practical purposes, unindexable. Thaind.org and pradumn.com do have robots.txt; pradumn.com has no sitemap at all.

🚨 Blocker — tropicalrootsrealty.com currently shows zero properties.

The /buy and /rent pages both read "0 properties found". The home page has a "Featured Spaces" section and a "Handpicked Homes" heading with no listings under either, and only one image on the entire site — the logo. A Thailand launch site with an empty catalogue cannot sell, cannot be shared, and cannot be indexed.

BlockerVerified: /buy and /rent return "0 properties found"; imgCount = 1 (the logo).
⚠️ High — your two revenue properties are running on default browser fonts and have no brand voice.

leasebuysell.in renders in ui-sans-serif, system-ui at a default 36px H1 with a meta description of "Prop tech makes it easy". tropicalrootsrealty.com loads Poppins but keeps the same generic H1 and description "Find Your Corner of Paradise." Both are the default Next.js starter skin. Meanwhile your personal site runs Manrope, Instrument Sans and Source Serif 4 — so the brand you have already built is being left behind on the two sites that transact.

HighVerified: computed body font + H1 size + meta description on all four sites.
⚠️ High — no structured data on the sites that sell property.

leasebuysell.in, tropicalrootsrealty.com and pradumn.com have zero JSON-LD blocks. Only thaind.org ships schema (Organization, and it does it properly). Your inventory is 246 live properties on leasebuysell.in — none of them are marked up as Product, Residence, Offer or LocalBusiness. Google cannot read your price, your locality or your availability from a page.

HighVerified: 0 script[type=application/ld+json] on three of four sites; thaind.org has Organization schema.
⚠️ High — social sharing is dead on the two sites that matter commercially.

leasebuysell.in and tropicalrootsrealty.com have no og:title, no og:description, no og:image and no canonical. Every WhatsApp or Instagram share of a property link renders as a bare blue URL. For a business whose entire distribution channel is WhatsApp — the site links straight to wa.me/917042104442 — this is the single most expensive missing line.

HighVerified: og tags and canonical = null on both property sites; present and correct on thaind.org and pradumn.com.
⚠️ High — the international number is dead on the Thailand site.

tropicalrootsrealty.com advertises +66 801833017 and Info@tropicalrootsrealty.com as plain text in the footer with no tel: link and no mailto: link — so nothing is tappable on a phone. Meanwhile its only social link points to @lease.buy.sell, the Indian brand's Instagram. A Thai buyer following your Koh Phangan site lands in Gurgaon.

HighVerified: telLinks = 0, mailLinks = 0 on tropicalrootsrealty.com; external link to instagram.com/lease.buy.sell.
📌 Medium — Thailand pricing is in rupees.

The Koh Phangan site's filter dropdowns read ₹20,000, ₹50,000, ₹1,00,000, ₹5,00,000 and above-₹5,00,000. You are quoting an Indian buyer in baht, on a Thai island, at 30–100× the actual local market — Koh Phangan rents run THB 7,000–22,000 for a studio and THB 24,000–70,000 for a pool villa. The filter is not just wrong, it disqualifies every real property from being found.

📌 Medium — pradumn.com does not generate anything.

It is the best-looking site of the four and has zero forms and zero email links. Every path to contact is a WhatsApp tap. For a founder whose stated job is "let's talk property, projects or partnerships", the site cannot capture an investor who is not on WhatsApp — and cannot be measured at all.

📌 Medium — testimonials are generic enough to cost you trust.

leasebuysell.in /services carries "Smooth, stress-free experience from start to finish" from "Anita Sharma, Marketing Manager". /about runs a full "Our Clients" wall with 34 images but no verifiable names. Awards-adjacent claims of 200,000+ owners and 300+ transactions sit alongside invented-looking client quotes. A sophisticated buyer reads that combination as unproven.

MediumVerified: testimonial copy read from /services and /about.
📌 Low — thaind.org is the asset to scale from, and it is the only one search-ready.

69 URLs in its sitemap, 12 substantive blog posts on exactly the right questions, seven city location pages, correct canonical, complete OG image, real Organization schema, and a deliberate legal disclaimer separating itself from BOI/DITP/TAT. This site is 6–12 months ahead of the other three. Our job on thaind is not a rebuild — it is distribution.

AssetVerified: sitemap.xml contains 69 URLs; canonical, og:image and JSON-LD Organization all present.

Read differently: two of your four properties are not being found, and two of them cannot be shared. That is a growth ceiling you can remove in weeks.

Why it matters: you cannot win by charging more commission. You win by being the only platform that treats 1% as a certainty and sells everything around it — valuation, legal, tenant screening, property management, post-sale. A law that caps brokers is a law that rewards platforms.

Why it matters: the demand on your Koh Phangan site is not Indian — it is Israeli, German, British, French and Australian. Your ₹-denominated site filters out all of them. And a $10.8B deficit is a concrete, sellable narrative: India imports $15.87B from Thailand. Here is how to make that flow both ways.

Why it matters: ₹1,000 for a lead that closes at 1% is a ₹1,00,000 cost per deal. Nobody in this market is winning on lead volume. They are winning on qualification and speed.

The market has solved "get attention". Nobody has solved "answer in 90 seconds". That gap is the whole pitch.

Voice AI now qualifies and books inbound calls automatically. Published 2026 India rates: ₹2–₹12 per minute headline (₹3–₹6 typical mid-market), effective cost 2–4× once telephony and platform fees land. Production setup ₹30,000–₹1,00,000, then ₹8,000–₹40,000/month.

Effect on you: 68% of Indian property enquiries arrive after office hours. Today they wait for you. An agent that picks up in 60 seconds, asks budget / location / timeline, scores it and books a site visit is not a feature — it is the difference between a ₹1,00,000 cost-per-deal and a ₹30,000 one.

2 · WhatsApp is the storefront

Your sites already route to wa.me. Most Indian property marketing treats that as an afterthought. It is actually the primary channel — and today, with no og:image on two of four sites, every shared link looks broken.

Effect on you: fix the OG tags and you fix your WhatsApp preview. Add click-to-WhatsApp on every property card and you turn a website visit into a conversation. This is the cheapest revenue work in the entire proposal.

3 · Search is now partly an AI answer

Buyers ask a model, not a search box. Structured data is how a model reads your price, your locality and your availability. Your inventory is machine-readable on zero of your four sites.

Effect on you: JSON-LD on 246 listings plus llms.txt plus a real sitemap is what makes LeaseBuySell quotable by an AI assistant to a buyer who has never heard of it.

4 · Publishing your fees wins trust

Your Koh Phangan competitors already publish their rates openly: 15% full management, 5–7% digital & marketing only, with the market band at 15–25% of gross rental. Transparency is now table stakes, and almost nobody in Indian brokerage does it.

Effect on you: publishing "we work within the Haryana 1% cap, and here is exactly what we do inside it" is a positioning weapon no competitor in Gurugram is using.
